Hazeltine Apartments


 

Hazeltine Apartments is a family owned and operated apartment building.  The family has over 35 years experience in apartment ownership and management.  Highland has recently been asked to help advize the owners with preliminary scopes of work that would help improve the apartment complex.

EXTERIORS       
         
200 Exterior Site Work

200-01 Tree Trimming  Trim trees that are encroaching upon building exterior.  1
200-02 Landscaping Pull out existing grass, cap all irrigation, finish grade to level, install gravel and weed barrier. Install artificial turf. Tenants shall have access to their units.  1
         
600 Exterior Wood/Siding    
         
600-01 Framing   Repair any rotted or termite-damaged wood as needed. Work to take place between 9am-5pm, will be completed within one day per unit. Tenant will have access to their unit at all times and will not be disturbed.  1
600-02 Finish Carpentry Change all common area door knobs to levers 1
600-03 Deck Coating/Repair Install waterproof coatings as needed on decks. Work to take place between 9am-5pm, will be completed within one day per unit. Tenant will have access to their unit at all times and will not be disturbed.  12
         
700 Exterior Roofing       
         
700-01 Roofing   Repair and replace roof areas as needed 1
         
         
900 Exterior Paint      
         
900-01 Exterior Paint Powerwash and repaint exterior of building as needed. Tenants shall have access to their units.  1
         
1300 Exterior Special Construction    
         
1300-01 Security Cameras Upgrade security camera system  1
         
1300-02 Solar    Installation of photo voltaic panels to the roof to generate common are electrical, approximately a 30 Kilowatt system.  1
         
         
1500 Exterior HVAC/Plumbing    
         
1500-01 Roof HVAC Repair or replace rooftop HVAC units as needed. Work to take place between 9am-5pm, will be completed within one day. Tenants will never be left without HVAC overnight.  35
1500-02 Sewer    Camera work for sewer lateral to street  1
1500-03 Water heaters Replace water heaters in every unit. Work will be done between 9am to 5pm, one unit will be done in one day, no tenant shall be left without hot water overnight.  35
         
1600 Exterior Electrical     
         
1600-01 Exterior Lighting  Exterior wall pack replacement. Not including hallway fixtures 1
         
INTERIORS      
         
1150 Interior Equipment/Appliances  
         
1150-01 Refrigerators Replace refrigerators as needed with ENERGY STAR rated models. Work will take place between 9am and 5pm only. Tenants' food will be moved as quickly as possible from old refrigerator and shall not sit out longer than 15 minutes. Tenants will never be left without a refrigerator overnight.  35
1150-02 Ranges   Replace ranges as needed. Work will take place between 9am and 5pm only. Tenants will never be left without a range overnight.  35
         
1250 Interior Flooring

1250-01 Unit Flooring Replace kitchen and living room flooring as needed with VCT or equal. Work shall be done between 9am-5pm. One unit will be completed in one day. Flooring contractors to move furniture and appliances and replace when finished. Refrigerator will never need to be unplugged, flooring contractors will shift refrigerator only enough to lay new flooring and then put back in place.  17
         
1350 Interior Special Construcion     
         
1350-01 Hardware   Replace entry locksets as needed. Work shall be done between 9am and 5pm, tenants shall have access to their units.  35
1350-02 Finish Carpentry  Miscellaneous finish carpentry repairs such as  cabinets hardware (like for like) and replacement of trim as needed. Work shall be done between 9am and 5pm only, tenants shall have access to their units.  35
1350-03 Smoke/CO detectors  Install smoke and CO detectors as needed , also replace backup batteries. Work shall be done between 9am and 5pm, work shall be completed in one day. 35
1350-04 Elevator modernization Elevator upgrades including cab finishes 1
1350-04 Drywall    Miscellaneous dryall as needed to exterior hallways to prep for paint. Work shall be done between 9am and 5pm, surface protection shall be used. One unit will be completed in one day. Tenants shall have access to their units.  1
1350-05 Office Upgrade repaint office, new flooring office, new furniture office, new computer office, new copier office  1
1350-06 Lobby flooring upgrade demo lobby flooring and replace with ceramic tile  1
1350-07 Lobby paint Repaint lobby 1
1350-07 Energy Efficiency  Upgrade energy efficiency in the unit including but not limited to weatherstripping at unit entry doors as needed  35
         
1550 Interior Plumbing and HVAC    
         
1550-01 Plumbing Fixtures Replace kitchen faucets with single lever faucets, replace toilets with low flush water saving toilets. Work shall be done between 9am and 5pm, one unit will be finished in one day. No plumbing fixtures shall be left removed overnight.  35
1550-02 HVAC   Replace or repair interior components of HVAC system as needed. Work shall be done between 9am and 5pm, one unit shall be completed in one day. Tenants shall not be left without HVAC overnight.  35
